Billee Technologies, a utility management platform for the multifamily sector, has announced the completion of its $9.15 million Seed financing round, led by strategic investor RET Ventures.
The
Dallas-based company, co-founded by proptech veteran John Hinckley, aims to modernize utility billing within multifamily properties. Billee’s platform integrates artificial intelligence (AI) and automation to address traditional, error-prone utility workflows, with the goal of eliminating manual processes, enhancing billing accuracy, and generating cost savings for multifamily owners and operators.
Historically, utility billing has presented a challenge for multifamily property owners and operators. Conventional methods often rely on spreadsheets, informal communications, and insufficiently trained staff, which can lead to frequent errors, compliance issues, and inaccuracies in resident charges. Billee seeks to mitigate these issues by streamlining data ingestion, automatically identifying billing anomalies, and ensuring adherence to regulatory requirements. The platform’s agentic AI component also supports real-time resident assistance and intelligent bill audits, contributing to a more precise and transparent billing process.

The platform is currently deployed across a number of multifamily communities. Early data from these implementations indicate potential for significant cost savings and avoidance, with some participating properties experiencing up to 52% reductions. In one specific instance, Billee identified a billing error that had persisted for over three years, resulting in a recovery of nearly $240,000 in previously missed annual savings.
Billee’s founding team comprises individuals with experience in developing and scaling proptech solutions. Hinckley, known for founding and leading Modern Message—which was subsequently acquired by RealPage—has a history of introducing technology solutions to the multifamily industry, including pioneering text messaging for communication and lead management. Senior leaders from his previous ventures have joined Billee, contributing operational knowledge to the company.

Billee Technologies plans to allocate the newly raised capital towards expanding its research and development team and further enhancing its core platform.
