Walton Global, a real estate investment and land asset management firm, has announced the launch of its Builder Land Finance (BLF) Fund III. This new private credit offering is designed for accredited investors and targets up to $250 million to facilitate land acquisitions for homebuilders.
The fund provides a land-backed, fixed-income opportunity for investors, allowing them to participate in institutional land banking through flexible financing structures tailored to meet homebuilder needs. BLF Fund III aims for an annualized return of 9%-11.5%, with quarterly payments. The debt-based structure is secured by financing land acquisition projects that are pre-identified and contracted by one of the largest homebuilders in the United States. Capital is deployed through structured land purchases that support near-term homebuilding activity, with investors receiving income backed by the underlying land and builder premium payments.
Key features of BLF Fund III include a target offering of up to $250 million, primarily for broker dealers, Registered Investment Advisors (RIAs), and family offices. It offers a fixed target return of 9% for broker dealers and 11.5% for fee-only RIAs, over a 5-year term with two optional 1-year extensions. Interest payments are made quarterly. The fund’s strategy involves land identified and contracted by an A-rated public homebuilder, mitigating exposure to entitlement, construction, or housing price volatility.
Demand for new homes continues to outpace existing inventory in the U.S. housing market. However, homebuilders face increasing pressure to secure land without overleveraging their balance sheets or absorbing speculative risk. This environment has led to a shift from traditional land banking strategies toward capital-light, off-balance-sheet solutions. BLF Fund III is designed to meet this demand by offering pre-negotiated, builder-aligned land financing. This approach enables builders to control pre-approved sites without significant upfront capital outlay, reduce land carrying costs and timing risk, and improve operational agility in markets with strong housing demand.

The fund operates on an established investment model where land is acquired only after extensive due diligence by the builder. Walton then secures the property and enters into a takedown agreement that allows the builder to purchase land and lots in phases. Investors receive interest during the holding period, and capital is repaid as home sales are completed.
