FacilGo Advises Property Managers to Prioritize AI-Driven Maintenance Amidst Budget Constraints

FacilGo, a provider of AI-driven platforms for property maintenance, is advising residential property management business leaders to prioritize technology solutions for maintenance in the coming year, citing flattened budgets and stagnant rent prices that necessitate operational efficiency.

Industry reports indicate that operational costs are projected to continue climbing, contrasting with stagnant rent growth and owner contributions. This economic pressure is compelling companies to re-evaluate expenditures, particularly in maintenance, which represents the largest controllable expense for most property portfolios. A report by Buildium highlights that 56% of property owners identify maintenance support as their primary source of stress and the main reason for engaging a property manager.

Ken Murai, CEO of FacilGo, commented on the market outlook, stating, “2026 revenues are going to be fairly flat in the residential property rental market. As a result, companies need to find other ways to save money. Maintenance is a great way to do that. By taking control of maintenance, residential property businesses can increase renewals and minimize a cost that can be really variable, guaranteeing a higher bottom line in a difficult market.” Murai emphasized that technology offers an effective approach to maintaining high-quality service without exceeding budgets.

The adoption of AI in property management has shown a significant increase, rising from 20% in 2024 to 58% in 2025, indicating its transition from an optional tool to a critical component of operations. Strategic investments in smart tools should focus on enhancing efficiency, directly influencing performance metrics such as Net Operating Income (NOI) and occupancy rates, providing real-time data, and supporting various internal teams. Platforms that fail to deliver measurable outcomes are being deemed expendable as budgets tighten.

FacilGo offers an AI-enhanced platform designed for residential rental property turnover, renovation, maintenance, and call center operations. The platform integrates work orders, procurement, services, bidding, project management, and invoicing into a unified process within a single database, aiming to optimize NOI and Return on Investment (ROI).
